House prices ‘down 0.5% in 2011’

The average price of a house in England and Wales was around £220,385 in December, up 0.2 per cent on the previous month, latest analysis suggests.

Over 12 months, however, house prices took a slight dip of 0.5 per cent, with only Wales and London bucking the trend with an annual price rise, according to the LSL Acadametrics index.

Dr Peter Williams, Acadametrics chairman, said that the price recovery in the second part of the year took place as a ‘summer bounce’ in July and August which was not repeated over the remainder of the year.

“Setting aside the April and May price hiccups caused by Stamp Duty changes, our average price has not changed by more than one per cent in any month, at national level, since February 2010,” he said.

“We have experienced a period of relative stability in house prices, which is perhaps surprising given the turmoil observed in the financial markets over the same period.”


 

House prices down by 0.1%, says LSL

The average cost of a home in England and Wales fell fractionally last month to £217,300, according to figures published today. LSL Property Services said prices are now at their lowest level since December 2009.

House prices across England and Wales were at a standstill during November, but have slipped by 0.7 per cent from the same period last year, according to latest data from LSL Property Services and Acadametrics.

Property prices static over past 12 months

House prices have been static over the past year, according to a new index released today by LSL. However, the regional figures show a different picture, with London leading the price rises and Yorkshire and the Humber suffering a substantial drop.

Average house prices fell by 0.3 per cent last month to stand at around £218,650, latest figures show. According to data from LSL Property Services, the value of a typical home is 2.3 per cent lower than this time last year.

The cost of the average British home ended 2011 one per cent higher than the previous year, latest figures from Nationwide Building Society reveal. A typical house is now worth around £163,822, the index shows.
